In this regard, Managing Director of Manara Developments Dr. Hasan Al-Bastaki said: “It is a special occasion for us here in “Manara” and equally to the home owners who are receiving the best available villas in the market, designed to display the latest architectural designs and to serve a significant emerging segment of society.”
He added, “Launching Tubli Gardens project and the tremendous interest that it received is the beginning of a series of different housing projects which adopted the most recent advancements in the construction field, be it the designs or the quality of the materials used in construction, or the appropriate pricing which serves the largest possible number of potential citizens, has balanced “Manara’s” vision of leading housing projects in partnership with the Government and the provision of affordable housing with the highest possible value for money.”
Mr. Noor Ahmed Abid expressed his contentment to be receiving his villa saying “”Manara’s” project has fulfilled the requirements of a modern life that we as a family hope to have in our house in terms of comfortable designs, utilities, and the high quality standards that were followed with the construction materials and the villa’s finishing works”.
On the same note, Mr. Ahmed Shawqi Abdul Aziz highlighted the convenience of “Manara’s” transparent communication throughout the various stages of the construction of his villa. He stated: ““Manara’s” commitment to share the progress of the construction of every phase has given us comfort on the progress of our villa”, he also added: ““Manara” provided us with periodical reports to monitor the work in progress throughout the different stages of construction, which enabled us to ensure that our requirements are being met.
On his part, Mr. Ali Adel Ali Mirza that Tubli Gardens project came as fulfilling to the needs of the modern Bahraini Family in terms of offering all what is needed in one’s house for life. In terms of design, it considered the structure of Bahraini families’ lifestyle and more importantly, the company completed the project with the highest standards to ensure the highest quality of construction materials used, appropriate pricing and on time delivery.
Managing Director Dr. Al-Bastaki, from his side expressed the contentment of the company achieving its clients’ satisfaction, which considered at the center of the company’s focus and is reflected as the basis to continuing future projects.
He said, ”Tubli Gardens project is considered “Manara’s” first newborn child of which it proved its commitment to transparency towards its clients, which is what has given the company a great deal of confidence and trust from its market as far as the fair-priced housing market goes”.
Dr. Al-Bastaki pointed that amongst the main elements that aided the success of Tubli Gardens is “its family orientated designs, strategic location, quality of construction and finishing, and most importantly competitive pricing”
Phase one of the Tubli Gardens consists of 27 villas that were built in parallel in order to be delivered and handed over in the same time period. The project consists of two designs; the “typical” design villas which are semi attached with its neighboring villas, and the other larger type “corner” villas.
Tubli Gardens illustrated modern architectural designs, considering the basic household privacy needs in addition to environmental considerations such as the modern energy conservation designs used to allow for natural lighting inside the villas and its fine attention to detail thus classifying Tubli Gardens as an environmentally friendly project.
Amongst the villas’ main attributes is its comfort, and the freedom it provides to move and relocate some services, in addition to the capacity of vertical construction in the future upon the provision of drawings of up to three floors based on the needs of the owner.
The villa consists of three bedrooms, an inside and outside kitchen, two bathrooms, and two living rooms, maid’s room, in addition to a garage with a capacity of two cars, and space to construct a backyard swimming pool.
At the same time, he praised the engineering and administration team at “Manara” which was able to maintain the delivery schedule and overcome all obstacles in order to maintain the company’s promise to the home owners and deliver on time whilst maintaining a close eye on the details involved.
Dr. Al-Bastaki also stated that the second phase of Tubli Gardens is currently in execution homing approximately 30 villas following the same specifications and layout of phase one of the project, mainly due to the diverse needs of the potential owners, noting that the overall cost of the second phase reaches 4 million Bahraini Dinars.
Managing Director Dr. Al-Bastaki clarified that “Manara” is working alongside the public sector through the Ministry of Housing and Eskan Bank thus streamlining the collective requirements and plans to better serve the community. These activities have been reconfirmed by His Excellency Sheikh Khalid Bin Abdulla Al Khalifa, Deputy Prime Minister, in which he emphasized the importance of collaboration amongst the public and private sector like that of “Manara’s” plans with the public sector’s agenda.
Manara Developments and Eskan Bank signed an agreement in May 2011 aiming to entitle beneficiaries of housing loans to own properties in Tubli Gardens & Wahat Al-Muharraq projects. As part of this agreement, Bahrainis benefiting from Government housing loans and Eskan Bank commercial loans could purchase property with the option of repayment in installments depending on the building phases as per an agreement between the three parties.
Manara Developments is currently leading three projects targeted to middle and limited income earners in several locations within the Kingdom. Amongst these activities are: phase one of Janayin Al Hamala, a phase which will deliver 148 villas, and Wahat Al Muharraq which is more than 70% completed, and the start of phase two of the project, and phase two of Tubli Gardens project.
