Dubai’s top localities for buying villas

Dubai’s year-round sun makes it a perfect place to put that deck chair by the pool and soak up the rays with a great book in hand. Thankfully, many of the luxury villas spread across the emirate allow you to do just that. Villas in Dubai have always had their distinct clientele and, although seasonal ups and downs do occur, these housing options generally experience a steady demand from buyers from around the world.

 

The analysis of buying trends of villas across Dubai in the first half of the year 2016 shows that search queries related to villas for sale went up by more than a staggering 400 per cent compared to search hits recorded in the corresponding period in the previous year. The massive rise in queries could partly be attributed to Dubai’s rising stature as a lucrative real estate market, as well as to the price correction the villa market has experienced over the last few months.

 

Price adjustment, coupled with a slower rate of rental value adjustment, has made the 7 per cent average rental return in Dubai one of the best in the world.

 

Popularity

Villas in suburban Dubailand remained most popular with prospective owners in the first six months of the year (H1 2016). The locality attracted 15 per cent of the searches for villas for sale in Dubai, showcasing the area’s rising popularity. Average villa prices in Dubailand in H1 2016 were recorded at AED 498 million. The second most popular area that accounted for 11 per cent of the searches was Arabian Ranches. The locality is famous for its abundant green spaces, serene settings and peaceful living environment.

 

Average villa prices in Arabian Ranches in the first half of 2016 remained close to the AED5.6m mark. Villas on the iconic Palm Jumeirah were in the third spot, making up nine per cent of the search queries. The villas on the Palm’s fronds, most with their own private beach, are the quintessential statement of luxury. Prices for these highly sought-after units averaged AED19.2m in H1 2016.

 

The final two places in the top five list were taken by The Springs and Jumeirah Park, which accounted for seven per cent and five per cent of the search hits, respectively. Average prices in the area were close to the AED2.7m and AED4.7m marks, respectively.

 

Area popularity by search origin

The following popularity rankings are based on the number of leads generated for an area from a particular country in H1 2016 as a percentage of all leads generated for sale villas from that country.
