This report has been released in order to support families with school-age children and empower users to make well-informed decisions by providing a transparent view of property prices near schools.
Properties for rent
When analyzing villa rental prices, Mirdif has the highest quantity of schools in close proximity at the most affordable price. The area is host to five schools, including GEMS Royal School, Ontario International School Dubai, Dar Al Marefa School, Star International School, and Uptown School. For this community, the average annual rental price of a two-bedroom villa is AED 79,500 ($21,662), followed by three-bedroom villas at AED 110,000 ($30,000) and four-bedroom villas at AED 120,000 ($32,300).
Al Barsha 1 and 2 combined, which offer three-bedroom and four-bedroom villas, provide house-hunters with school-age children with a range of 19 schools to choose from including Dubai National School, GEMS Dubai American Academy, King School Al Barsha, and Al Mawakeb School, amongst others. For these communities, the average rental price for three-bedroom villas is AED 160,000 ($43,600) and AED 198,000 ($53,500) for four-bedroom villas.
Communities like Umm Suqeim 1 and 3 offer residents close access to seven schools, including Kings School Dubai and Raffles International School, with three- and four-bedroom villas available for bigger families. Three-bedroom villas in Umm Suqeim 1 have an average rental price of AED 190,000 ($51,700), while average prices for three-bedroom villas in Umm Suqeim 3 come in slightly higher at AED 196,000 ($53,400). A similar trend was observed for four-bedroom villas in Umm Suqeim 1 with the average rental price being AED 217,500 ($59,000), while four-bedroom villas in Umm Suqeim 3 are at AED 220,000 ($60,000).
Properties for sale
For those property-seekers looking to invest in a three-bedroom villa in close proximity to schools, the most affordable option for buyers is Mirdif, with villas priced at an average of AED 2,350,000 ($640,000), following a similar trend to the rental market. Other affordable communities include Springs with three-bedroom villas averaging AED 2,400,000 ($654,000), followed by Barsha at AED 3,000,000, Jumeirah Park and the Lakes at AED 3,500,000.
For those larger families with school-age children, four-bedroom villas in the Springs are the most affordable with an average price of AED 3,000,000, followed by and Jumeirah Park at an average of AED 4,000,000 ($817,000) and Barsha at AED 4,350,000 ($1,185,000).
